Project Scheduling & Analysis

A schedule is either a management tool or a wall decoration. DCESM develops, reviews, and analyzes construction schedules so they actually drive the work: we find the real critical path, expose milestone risks while they’re still recoverable, and build recovery strategies when a project has already slipped. Baseline development, monthly updates, or independent review of a schedule someone else built — for projects anywhere in the country.

What you get

Baseline schedule development

CPM schedules built from the actual scope, buyout, and crew logic — durations your trades can actually hit.

Schedule review & validation

Independent review of contractor schedules: logic ties, float sequestering, unrealistic durations, and missing scope.

Critical path analysis

Identification of the true critical path and near-critical paths — where a lost week becomes a lost month.

Monthly updates & lookaheads

Progress-based updates with variance narrative, plus 3-week lookaheads that connect the master schedule to field execution.

Delay & impact analysis

Time impact analysis for changes, weather, and disruptions — documentation that supports extension requests or defends against claims.

Recovery scheduling

When the date is in trouble: resequencing, crew loading, and trade stacking options with the cost/risk of each.

Built for the people on the hook

General contractors who need a schedule the owner will accept and the field can follow, owners who want an independent read on whether the contractor’s schedule is honest, and either side of a delay dispute that needs the record analyzed properly.

DCESM is a Central Valley organization with 20+ years of hands-on construction experience, serving clients nationwide — on time and on budget.

Simple to start

STEP 01

Book a phone call

Pick a time on our calendar and we’ll call you — a short, free conversation about your project and what a win looks like.

STEP 02

Get a rough estimate

You get a clear scope and a rough estimate up front — work is then billed at an hourly rate, so you only pay for the hours it actually takes.

STEP 03

Get results

Clear, documented deliverables on a defined timeline — built to keep your project on time and on budget.

Common questions

What scheduling software do you use?

Primavera P6 and Microsoft Project, plus lighter-weight formats when the project doesn’t warrant full CPM overhead. Deliverables come in the format your contract requires.

Can you review a schedule the contractor gave us?

Yes — that’s one of our most-requested services. We check logic, float, durations, and scope coverage, and tell you plainly whether the completion date is believable.

Do you do delay claims?

We prepare time impact analyses and delay documentation that support or defend time extension requests — with the goal of resolving schedule issues at the project level, before they ever become disputes.

How is this billed?

Scheduling and baseline development are billed at an hourly rate. You’ll get a rough estimate of hours up front for a baseline, review, or ongoing schedule management, then work is billed hourly as it proceeds.
